Description

This handsome pair of late Moderne flats (ca 1948) is located on a lovely Union Street block, directly across from Sherman Elementary, a highly ranked school in a lovely Mediterranean Revival building. This block is just east of the well known Union Street shopping area. The facade is pale grey stucco, with prominent curving balcony rails. The tunnel entrance on the right leads to two flats, each two bedrooms, one bath, with formal dining rooms.

There is a two-car side-by-side garage with separate garage doors. Behind the garage is a partially completed inlaw apartment that could be integrated into the lower flat. Systems have been updated with copper supply plumbing, new water heaters, and new forced air furnaces. There is a very large north-facing rear yard that slopes gently toward the water.

These flats are well constructed and in good condition but need cosmetic upgrades. However there appears to be great potential here for further development. The zoning is NCD, which does permit 100% coverage of the ground floor. Any buyer will have to verify the extent of development permitted under the current code.

Neighborhood

The Union Street shopping area, on the north side of the city, is well known for its many upper end retail shops and restaurants. It lies between two expensive, highly desirable residential areas: Cow Hollow and the Marina, both containing large homes, many with water views. As a destination shopping area, Union Street commands high commercial rents.
