Description

This handsome Art & Crafts style pair of flats, ca 1908, with its dramatic steep Tudor gable, massive brackets and beveled beam ends supporting the bays, and clinker brick base, is located on a lovely quiet block just off Lake Street. The facade is unusually well detailed, including a pointed arch entryway framed with red brick voussoirs, shingled second story, and 16 light upper sashes in the ten windows. The entire block is filled with interesting architecture, including good examples of Classical Revival and Art & Crafts design.

The terrazzo front stairs lead to a handsome entryway with marble paneled wainscoting and dark stained woodwork. Down the hall to the rear is a spacious living room with fireplace and adjacent formal dining room that opens directly to a large west deck overlooking a beautifully landscaped yard (shared). The kitchen has just been remodeled with stained wood cabinets and pale gray granite countertops. There is a restaurant style stainless steel range and new refrigerator. In the front are three bedrooms, a tiled bath, a half bath, and stairs leading to a second story. This second story consists of two rooms, which are classified for storage only. A door opens to a new roof deck with views of the Presidio. There is a new washer and dryer directly behind the kitchen and interior stairs to the basement and roof deck. This is an excellent floor plan, with the public areas separated from the bedrooms, and is very bright and sunny. The handsome interior is intact with good detailing, including bannisters, ceiling box beams, wainscoting, and moldings. Systems have been upgraded with circuit breakers (90 amp main) and copper supply plumbing. There is baseboard hot water heating, with the boiler in the basement. Parking is tandem, two cars (one large, one small) for this flat, plus storage.

Neighborhood

The Lake Street area is a small but highly desirable neighborhood that has long had a special cachet. The Presidio and Mountain Lake Park are just a few blocks away, and many neighborhood families use them. Good shopping and many restaurants are available nearby on Clement, and the Laurel Shopping Center is only 10 blocks east. The Inner Richmond Library on 9th Avenue has just reopened after a 2 year renovation, and is gorgeous. There is excellent public transportation directly to the Financial District on the California St bus.
