Description

This charming Eastlake cottage, ca 1885, with its elaborate double cornice, square bay, and bracketed portico, is located diagonally across from the south west corner of Alta Plaza Park, one of the city's loveliest parks. The facade is unusually well preserved because it has a north exposure, and is listed in Here Today. The house is detached on the east side, so it gets excellent morning sun through several large windows. The block itself is lovely, filled with good pre-quake architecture and many large trees.

The original front stairs lead to a small entryway, which opens to a very large room, used as a combination living and dining room. This room was created by removing the walls from the original front three rooms. The kitchen and bath are very dated, and both need complete remodeling. There are two bedrooms, one of which opens to a deck overlooking the very deep south facing rear yard. The yard has many mature plants but is now overgrown. The basement apartment is a large studio, with uncertain legality. All systems are dated and will need substantial upgrade, including the electrical (30 amp main) and the furnace. The foundation is brick with some capping but no seismic upgrades. This property appears to have excellent development potential, given the deep yard, the detached east wall, and the relatively small footprint of the house at the front of the lot.

Area

Pacific Heights is a well known and highly desirable residential neighborhood, known for its fine homes, lovely parks, and good shopping areas. This home is located only three blocks west of the Upper Fillmore shopping area, with its many restaurants and shops. It is diagonally across from Alta Plaza Park, which has a wonderful, newly renovated childrens' playground and tennis courts. There is good public transportation on California Street directly to the financial district.
