Description

This handsome flat, one of a pair in this Eastlake style building, ca 1885, is located on a lovely Noe Valley block near Dolores Park. The façade, with its distinctive slant sided bay and shingled mansard, is now stucco but has the original detailed doors. 933 is the lower flat, with two levels. Three stone front steps lead to an elegant hall, which opens to all rooms. There is a large sunny living room with decorative fireplace, large bedroom with sliding doors that can be opened to join with the living room, a bright family room that opens to the kitchen, a large east-facing deck, and a full bathroom. The kitchen also opens directly to this deck, with treetop views to the East Bay. Downstairs is a large master suite, with a luxurious stone and tile master bath and bedroom, both of which open to a second deck, which in turn leads to the garden. Both decks overlook a beautiful garden with a dramatic palm, and with nice east facing views and good morning sun. The flat has exclusive use of the garden.

Most of the original Eastlake interior detailing is intact on the main floor, including elaborate moldings with corner blocks and bead board wainscoting. This is a comfortable floor plan, with tall windows; and the east west orientation makes it very bright. Living room windows and rear sliding doors are all double paned glass. Systems have been updated: forced air central heat, circuit breakers (100 amp main), copper supply plumbing, a demand water heater, and concrete reinforcing of the foundation. The flat’s washer/dryer is located in the basement, and there is considerable storage space. Street parking is usually available nearby.

Area

Noe Valley is a wonderful family neighborhood that has long had a special cachet. The area is noted for its good weather, and Dolores Park, with its newly created children’s playground, is just a few blocks away. Good shopping and many restaurants are available nearby on 24th Street and on Castro Street. There is excellent public transportation on the J Church light rail (a block away) that travels the length of Market Street. For those working on the Peninsula there is easy access to Highway 280.
