Description

This classic Marina style building (ca 1925), with its handsome decorated stucco façade over a painted brick base, is located on a lovely palm lined street. The slanted-side bay retains its original stucco decoration and multi-light sashes, framed above by a cornice with modillions and egg and dart decoration. The handsome terrazzo front stairs lead to a pair of original mahogany front doors.

Inside is a spacious living room (with gas fireplace), formal dining room, and a lovely kitchen with white wood cabinets, granite countertops, and stainless steel stove. There is a breakfast room and a pantry. In the rear are two bedrooms, both good sized with California closets, and both with nice views west to Twin Peaks. There is a full bath and an additional half bath. Nearly all of the original detailing is intact, including glass paneled French doors between the living and dining rooms and a Mayan revival tile fireplace surround. There are oak floors throughout, gumwood moldings, and all major rooms are sunny.

Downstairs, at the rear of the garage, is a lovely guest bedroom and full bath that looks out onto the garden. These rooms are shared by both owners, and used for occasional guests of both units. Interior stairs lead to the basement area, with tandem parking for two cars, one for each unit. This building is set well back from the sidewalk, and both owners use the area in front of the building for additional parking. There is considerable storage as well, and a shared washer and dryer. Systems have been upgraded, with circuit breakers (100 amp mains), copper supply plumbing, and seismic work. Marina flats are always in demand, but scarce in Noe Valley because the area was largely developed by the 1920's. This is an ideal combination of a handsome, well cared for building in a great location.

Neighborhood

Noe Valley is a very desirable residential area well known for its good weather and its 24th Street shopping area. This building is easy walking distance to the 24th Street shopping area, with good access to the Peninsula, and only one block to the light rail Muni.
