Description
This handsome three story Victorian building (ca. 1880), with its bold rectangular bay with elaborate cornices at each story and distinctive clay tile mansard is a classic example of a San Francisco Eastlake building. The façade, which is fully intact, is enriched by its elaborate bracketed portico, original front doors, and transoms. The many windows with their rounded upper corners speak to the attention to detail by the builder. This building and its twin next door contribute much to the Victorian character of the block.
A long inside stairway leads to this large top-floor flat. There is a spacious living room, formal dining room, three bedrooms, office, kitchen, bath, and laundry room. The interior detailing is intact including handsome wainscoting, a hall skylight, robust moldings, ceiling medallions, and high (11 foot) ceilings. The dining room fireplace is decorative. The kitchen has been remodeled with birch cabinets, pale granite countertops, and quality appliances, including a Bosch dishwasher. The laundry room, directly behind the kitchen, opens to the rear stairs. This is an excellent floor plan and the entire flat is very bright and sunny from its many windows. There is fir plank flooring throughout the flat, except the kitchen and bathroom, which have tile.
Systems have been upgraded with circuit breakers, copper supply plumbing, and forced air furnaces. Seismic upgrades, including a basement shear wall, were done when the garage was excavated about 5 years ago. There is a graveled south facing rear yard with lawn furniture that is shared by all three owners.
Neighborhood
The eastern edge of Noe Valley is a lovely neighborhood filled with historic Victorian buildings, and known for its good weather. This block is between the Valencia and Guerrero corridors, also well known for their many excellent restaurants and shops. There is convenient access to the downtown by the 24th Street BART station and equally good access south to the Peninsula on Guerrero which runs directly to the 280 on-ramp.
