Description
This charming 1931 Sunset style home, with a slant sided front bay and red clay
tile roof, is located on a very pretty block with similar detached well-kept homes.
The living room, on the right, has a fireplace with an art tile surround and opens to the formal dining room. The kitchen and breakfast room are on the left, with a tile countertop,
white painted cabinets and new range and refrigerator. There are two bedrooms in the rear, side by side, which both overlook the yard. The bathroom, with handsome vintage tile, has a shower. Behind the left bedroom is a large sunroom with nearly all glass walls and a ceramic tile floor. Both the sunroom and the right hand bedroom open directly to the rear patio and yard.
This is an excellent floor plan with the rear bedrooms well separated from the public rooms in front. The entire house is very bright with many windows and has most of the original detailing. There are oak floors throughout, recently refinished. The living room has a high arched ceiling and original moldings. Systems have been upgraded, with a 100 amp main and many circuit breakers, a newer forced air furnace and mostly copper plumbing. There is a concrete patio and a large level south facing rear yard which extends to the foot of Mt Davidson Park. The large basement and garage can hold two cars in tandem with a great deal of storage. There is a large room that seems appropriate for an office and a half bath (not warranted). Here is an utterly charming house, very well located and priced under a million. There are very few of these around these days.
Area
The Miraloma Park area is a lovely well-known family neighborhood, surrounding Mt Davidson. It is prized for its charming 1930's architecture, low density, good weather and proximity to two good shopping areas: West Portal and the Mollie Stone shopping area on upper Portola. Miraloma Park still retains the feeling of a small town. It is close to the West Portal light rail station and with easy access to 280 South.
