Description
This charming, carefully remodeled lower flat, with its Mission Revival facade, is located on a lovely quiet tree lined street in Pacific Heights, just half a block to Alta Plaza Park. Inside is a living room, formal dining room, kitchen, and in the rear, two full baths, two bedrooms and a small office. The kitchen has been nicely remodeled with custom cherrywood cabinets, black granite countertops and stainless steel appliances. The office opens with a tall rear door leading to the patio below. A closet in the office also has a stacked washer and dryer.
Most of the original Victorian detailing remains, including elaborate moldings, high ceilings, medallions and a refinished fir floor. The building was carefully remodeled by permit with updated electrical and plumbing systems. All rear windows were replaced with double paned units. In the garage below, considerable seismic retrofitting was installed, including a steel moment frame and steel beams. Each unit has one car independent parking. There is a small concrete patio common to all 3 units but mostly used by this flat.
Area
Pacific Heights is a prized, architecturally interesting residential neighborhood on the north side of the city. A large city park, Alta Plaza, is only half a block east. Most of Clay St in Pacific Heights has been designated a Slow Street, which means no through traffic, which has greatly reduced traffic and encouraged bikers, pedestrians, dog walkers, etc. This particular block is lovely, with large trees and good architecture. Rarely is so much good embodied in one flat.
